Here’s the thing. We all know that offline developers look for property that’s a bit run down, but in a decent location, they buy it up and renovate it. Then they sell it on for profits. It’s a proven way to make a lot of money.

They’re renovating them and either keeping them for themselves (and making money from them) or selling them onto others who are happy to pay a premium for a up and running site with income potential.

You need to get into the right mindset before you take this on. Think of it this way: Doctors make good money from patching up the victims of car crashes. No one accuses them of cashing in on the situation. They don’t actually cause car crashes. As a buyer of repossessed property you’re in much the same position. It’s not your fault. You have nothing whatsoever to do with the ‘baddies’ – the banks, building societies and the bailiffs. You just come along after and tidy up the mess. If you’re OK with that, let’s crack on...

I think it’s fair to say book publishing is a proven, time-honoured cash cow. Come up with an idea for a book that people want to buy. Sell a few thousand copies at £10 or £15 a pop. It’s hardly rocket science is it? Of course the snag is traditional book publishing has always been expensive to get started in – and quite risky. You need a few thousand pounds in advance to print stock. Then there’s storage, distribution and shipping. If your book doesn’t sell... you can easily lose thousands. (And get landed with an awful lot of expensive waste paper!) So it isn’t that viable for a small entrepreneur on a shoestring budget.
